Why do I need to get a Pre-Listing Inspection?
We hear that a lot, the truth is after you have had a Pre-Listing inspection and you know the condition of the house it can take the weight off your shoulders.
A Pre-listing home inspection helps you rise above the competition. It allows you to present prospective buyers with an inspection report at the same time they are viewing the home and in turn purchase offers are made cleaner and deals are less likely to be renegotiated or fall through altogether.
Having an inspection done before the house goes on the market gives you time to fix any issues if you choose to.
Selling a house is stress full enough. Don't wait to find issues until after you have an offer, then have to renegotiate or lose the deal altogether. Here is what you can expect from your inspection.
The Pre-Listing Inspection includes a Summary report, as well as the complete report.
The summary is often the most important part of the report for people making their purchase decision. It is designed to be left out for any purchaser to review during their visit. It provides the buyers with a short inspection report that describes the general condition of the house in just a few pages, at the same time they are viewing the home.
The complete report you receive is a colour PDF report with pictures & illustrations that describes the major systems of the home, as well as any recommended repairs, replacements or improvements and covers:
For those requiring further explanation, the reference material in the report provides additional insight that covers:
