How much does a home inspection cost in Kelowna?
A standard house inspection with Okanagan Inspections starts at $575 for homes up to 2,500 sq. ft. Condo inspections start at $375, townhouses at $500, and half duplexes at $550. Factors like a basement suite, carriage house, pool, or a home built before 1970 add to the fee. Full pricing is listed on our Services page. All fees are plus GST and payable on the day of the inspection.
How long does a home inspection take?
A typical home inspection takes about 3 hours. Larger homes, older homes, and properties with hard-to-access mechanical systems can take longer. For pre-purchase inspections, we recommend letting the sellers know the timeframe in advance as a courtesy.
What does a home inspection include?
We inspect all major systems of the home: roof, exterior, structure, electrical, heating, cooling, plumbing, insulation, and interior. Our goal is to identify any existing major issues that would affect a typical buyer's decision to purchase, so you can move forward with confidence.
When will I get my inspection report?
Your written report is delivered within 24 hours of the inspection. We use Spectora, a modern reporting platform, so your report includes photos, clear descriptions, and a summary section that makes it easy for you and your realtor to understand the condition of the home.
Can I attend the inspection?
Yes, and we encourage it. The inspection is a valuable learning experience for most home buyers. Walk through with us, ask questions as we go, and at the end we'll review any significant findings together so you leave with a clear understanding of the home.
Do I need to take notes during the inspection?
No. Everything we find is documented in your written report, including photos. The best use of your time is to follow along, listen, and ask questions about anything that isn't clear.
What should I wear to the inspection?
Dress comfortably and be prepared to spend around 3 hours walking through the home. You won't need to climb on the roof or go into the attic. We'll show you detailed photos of any areas you can't see yourself.
Can I bring family members?
Absolutely. Talk to your realtor about what works best for the showing. When we review our findings at the end, we do recommend keeping the group small so we can stay focused and make sure your questions get answered.
If the inspection finds serious problems, will you tell us not to buy the house?
No. Our job is to report on the condition of the house and identify potential repairs and expenses. The decision to buy is always yours. The inspection is an important piece of the puzzle, but only you know all the factors at play in your purchase.
Do you offer a warranty on the house?
No. A home inspection is a professional opinion based on the conditions visible on the day of the inspection. Some issues can only be discovered by living in a home, such as a shower that only leaks in use or a roof that only leaks in certain weather. Home warranty programs are available from third parties, and we're happy to point you in the right direction.
What are your inspectors' qualifications?
Our inspectors are graduates of the Carson Dunlop Home Inspection Training Program and maintain their skills through ongoing continuing education. We are regulated by the Home Inspectors Association of British Columbia (HIABC), licensed through Consumer Protection BC, and fully bonded and insured.
How much notice do I need to give to book an inspection?
We can often accommodate bookings quickly, but if your purchase is conditional on a home inspection, we recommend allowing at least 3 days to arrange it. Standard booking times are Monday to Friday at 9:00 am or 1:00 pm. If you need a time outside these slots, call us at (250) 864-6781 and we'll do our best to accommodate you.
What areas do you serve?
We proudly serve the Okanagan from Vernon to Penticton, including Kelowna, West Kelowna, Lake Country, Peachland, Summerland, and Big White. A minimal travel charge may apply for some locations. Contact us for details.
What is your cancellation policy?
We ask for a minimum of 48 hours' notice to reschedule or cancel. Cancellations with less notice may be subject to a $150 fee to cover preparation and scheduling.
