At Okanagan Home Inspections, we are doing our best to adapt to the current and changing conditions around the COVID-19 pandemic and we have implemented inspection protocols based on best practices and government, health and WorkSafe requirements. We want to assure our clients, employees, and everyone in our local communities that we are taking their health and safety very seriously. We are all in this together. We have made it our priority to ensure we still provide you the best home inspection possible while following best practices for separation, safety and hygiene.
Currently, Government and Health regulations allow us to continue operation with appropriate precautions - this may change at any time and we may have to reschedule or cancel inspections due to circumstances beyond our control. In that case, we will do our best to notify you immediately and work with you on alternative options.
On top of instructing any employee to stay home if they don’t feel well or have been exposed, all our inspectors are implementing the following practices:
- Sanitize equipment after each inspection
- Avoid any personal contact - no handshakes/fist bumps/toe taps
- Practice “social distancing” during the inspection - we will prioritize maintaining separation of a minimum of 2m/6.5 feet per recommendations/guidelines
- Practice safe hygiene by covering their mouth with their elbow/arm should they have to cough or sneeze
- Be conscious of everyone’s safety while still following our guidelines to provide our usual high standard of care.
- Carry (new) gloves and masks and use as appropriate (when separation can not be maintained).
Our goal is to provide our clients with a quality home inspection while not being too invasive to the home in order to protect everyone.

Buyers
We understand that buying a house can be a stressful time, so we want to provide you with the best and safest service possible with regards to inspecting your future home. For everyone involved’s safety, we have some suggestions.
- Due to COVID 19, our policies and procedures have changed. Public Health recommendations mean we can no longer allow clients or realtors to attend the home inspection. Our priority is to keep you, and our inspectors, safe and healthy. Due to numerous confined spaces within the home, 2M/6feet physical distancing is not possible or practical. Our inspectors will cease the inspection and depart the home whenever additional persons are present.
You (the buyer) have the following options, either:
1) We will arrange to call you to discuss findings near the end of the scheduled inspection time (preferred), or
2) Physically distanced discussion outside the home during the last 30min of the scheduled inspection time.
If you would like to visit the home/measure/show family etc., please advise our office and we can help arrange an additional 30min after the end of the scheduled inspection time for you. Please note that the inspector will not be present. You must arrange access to the home with your realtor, and have a realtor present.
We remain committed to performing the best possible inspection for you. We will still provide a written report by email as usual AND we are always available for follow up AFTER the inspection (by phone/text/email).

- If you are returning to the home, you will require permission of the listing agent/seller via your agent. You must not have any symptoms nor had any exposure that would require you to be in self isolation/quarantine. Please limit the number of people visiting the home/inspection. We suggest only one client representative to be present, 2 maximum including your realtor, and to wear any personal protection as appropriate.
- You are welcome to video chat any other parties that you would like to attend digitally in order for other people to be involved in real time.
- Out of respect for the sellers safety, any client or representative present should avoid touching anything in the home, as much as possible, and simply observe.
- Do not forget that we are, as always, readily available by phone to go over any questions about the report after the inspection. As necessary, we can return to the home at some future date.
Sellers/Residents
We know that a home inspection can be just as stressful for the seller as it is for the buyer. Although we are going to take every precaution to not be too invasive, we do need to maintain our high standard of service for our clients. We want to give you some suggestions for before and after the inspection to keep your home as safe as possible.
- Please advise us if anyone has any symptoms, exposure or pre-existing health conditions - we will discuss special measures or re-schedule the inspection as necessary.
- Our goal is to limit our contact with any personal items of yours however, we will need your help with this. If possible, we suggest that you provide access to all areas that will need to be inspected, so that it is not necessary to handle/move any of your belongings. This includes things such as access to the attic, electric panel, all heating and AC system components, main water supply line and shut off, water heater etc. Essentially, declutter areas so that the inspector can move freely through the home.
- Although we are trying our best to not contaminate anything in the home, it is best practice to sanitize all obvious areas that the home inspector or others would have to contact. These would be items such as, but not limited to, doorknobs, light switches, thermostats, knobs to cabinets, faucet/shower controls, and anything of that nature.
- If this is a pre-listing inspection, it may be helpful for you to pass along these suggestions to your agent/any potential buyers coming through your home in future.
Realtors
These are different times and we need to adjust our practices to suit. We know both listing and buyer agents wish to professionally and contentiously represents their respective client(s)' interest. In the past, we were happy to accommodate either/both agents to be present as well as the client. Now we all need to work together to meet the WorkSafe requirements for social/physical separation and we ask your support.
- Please coordinate access to the home and ensure there is no known risk/hazard related to Covid 19 present. Let us know how you would best like to be contacted regarding the inspection WITHOUT being physically present. Don't hesitate to let us know any special concerns or health considerations for your respective clients.
- Please let us know if you have an office/brokerage/company liabitilty/release forms that we need to complete ahead of the inspection - the sooner we get them, the better.
- Please advise us of your Covid 19 protocols for controlling access to the home and number of people in the home and their movement during the inspection appointment booked - we wish to support your plan/requirements.
